В статье приведен перечень основных причин возникновения дефектов и повреждений строительных конструкций по результатам исследований ряд авторов. На основании приведенного перечня классифицированы дефекты и повреждения зданий, которые были обследованы в 2023–2024 годах сотрудниками НГУАДИ. Особенностью обследованных зданий является то, что одно из них является недостроенным и не эксплуатировалось, другое — эксплуатировалось частично. Большая часть обнаруженных дефектов и повреждений связанна с отсутствием необходимых ремонтных работ. Но в ходе обследований были обнаружены дефекты и повреждения, которые встречаются довольно редко: отклонение стены вследствие распирающего действия льда; отклонение железобетонной колонны от вертикальной оси и наличие вертикальной трещины из-за отсутствия осадочного шва. В статье приведены их описание и причина их возникновения.

The article provides a list of the main causes of defects and damage to building structures according to the results of research by a number of authors. Based on the above list, defects and damage to buildings that were examined in 2023-2024 by NSUADA employees are classified. The peculiarity of the surveyed buildings is that one of them is unfinished and was not used, the other was partially used. Most of the defects and damages found are due to the lack of necessary repairs. But during the surveys, defects and damages were found that are quite rare: deviation of the wall due to the bursting action of ice; deviation of the reinforced concrete column from the vertical axis and the presence of a vertical crack due to the absence of a sedimentary seam. The article provides a description of them and the reason for their occurrence.
